GASOLINE SERVICE STATION * * * *

The premises located at 1300 Rhode Island Avenue, NE (at 13th Street, NE), has been sold to the BP Amoco Corporation. BP Amoco has filed an application with the DC Board of Zoning, requesting a special exception to construct a gasoline service station on 1300 Rhode Island Avenue, NE.

This property is currently zoned as C-2-A which permits matter-of-right low density development, including office, retail, and all kinds of residential uses to a maximum lot occupancy of 60% for residential use, a maximum Floor Area Ratio (FAR) of 2.5 for residential use and 1.5 FAR for other permitted uses, and a maximum height of fifty (50) feet.

The Ward 5 Plan for the Rhode Island (RI) Avenue corridor states the following:

"Encourage revitalized and expanded commercial centers along RI Ave corridor: the corridor needs a larger and better balance of retail goods and services. RI Ave is a designated special street in the Comprehensive Plan and has the potential for upgrading to boulevard status. Plan for development along the avenue should provide for mix of shops, restaurants, arts and entertainment centers, novelty stores, and boutiques as well as essential neighborhood oriented retail and services."

ANC 5C will address this issue at the next monthly meeting on September 18th and will submit a written report to the Board of Zoning. The support of the entire community is needed, so please come out to voice your opinion. Representatives from BP Amoco will be in attendance. The approximate hearing date is October 2, 2001.
